Horrible experience. These guys appraisal came in $52,000 below property tax value and $65,000 below my other appraisal. They made arbitrary and unreasonable adjustments for land value and condition adjustments. They did no research of my area. Even the median listed sales price for my neighborhood was $50,000 short of what properties were selling for within weeks of the appraisal. I found multiple math errors and comparable sales data that wasn't even in the same county. When I complained and asked for correction they were rude. They acknowledged only one of 5 errors and did not make any corrections. My house is only 2.5 years old. Just yesterday another similar house sold 2 blocks from mine at $64,000 above what they appraised mine at 2 weeks ago. These guys are totally incompetent. Do not use unless you are trying to make a case with property tax authority to lower your tax rate. $460 for nothing but grief.
